How long do I have to file a lien from date of sale

Maryland

I'm a material supplier. We have a customer that is currently past due. We shipped material straight to the jobsite. What is the latest I can file a lien in MD? Google says 180 days. Is that from date of 1st invoice or date of last invoice to the project? Or is that from date of product arrival to site?

Usually from the date of the last furnishment, assuming there was no significant break in the supply chain. Be aware, however, that while 180 days is the last day to file the ML petition in court, if you did not provide a notice to the owner of your intention to claim a mechanic's lien within 120 days of your last supply of materials, you will be barred from establishing the lien. Maryland's notice requirements, like most states', are very specific, and unforgiving if even a minor aspect is left out. Please feel free to contact me directly for any additional assistance.
