I have mechanics lien on my rental (non-homestead) in Texas. Upon research, the sub did not give me any notice so I am assuming he did not "perfect the lien" The lien will expire in about 6 weeks as he filed it last year. How do I go about getting it off my record once it expires as the sub is refusing to remove it even after I pointed out he didn't follow proper procedure (not to mention I had to have his work COMPLETELY redone)? He then sent me pictures of his work which shows the crappy job he did....along with a predated invoice.
