How can you be certain that the Owner receives all lien wavers from a General Contractor from its subs\suppliers ?

If you request lien wavers from the General before paying the General, and the General Contractor gives you, say 2 lien waivers, how can you verify that there are only 2 and not others?

Having a GC sign a document swearing that they've provided lien waivers from all of their subcontractors and suppliers can be a good way to assure that they've been honest about collecting waivers. While it might not help much at the end of the job - it's also a good idea to collect a list of subcontractors and suppliers early in the job and to require the GC to update that throughout the life of the job. Additionally, it might be helpful to review all preliminary notices and monthly notices that were received on the job. By doing so, you can double-check to see if notices were received from anyone who hasn't provided a lien waiver.
