how can i remove a lien once all payment have been paid?

TexasMechanics Lien

I'm a subcontractor who has received payment in full and would like to remove the lien from the client. How do I do that?

A Texas release of claim of lien is governed by Tex. Prop. Code §53-152; which states that "When a debt of labor or materials is satisfied or paid by collected funds, the person who furnished the labor or materials shall, not later than the 10th day after the date of receipt of a written request, furnish to the requesting person a release of the indebtedness and any lien claim, to the extent the indebtedness paid."  It's always best practice to release a lien claim once paid. However, in Texas, once the claimant has received a written request from the property owner or GC, they must release the claim within 10 days. This is achieved by filing a lien release in the same county clerk's office where the original lien claim was filed.
