Florida - I was asked to sign a final waiver for each progress payment. Is that required or common?

Usually I sign unconditional waivers upon payment. I thought FINALs were only for the end of the project.

You should not sign a final waiver for a progress payment. Florida statutes provide for a "waiver and release of lien upon progress payment" and "waiver and release of lien upon final payment." These are distinctly different. See Florida Statute 713.20 for the statutory forms. Unless you signed a contract stating otherwise, you cannot be required to sign any waiver other than the statutory form.

Adding to Raymond Bass' reply, one should always closely examine the precise language of what is stated in the document before signing off regardless of the title or caption of the prported waiver or lien release.
