Filing mechanics lien?

I am a tile setter who started a job, got injured on the jobsite, then the customer moved up the completion date. Because I could not finish timely now, the homeowner threw me off of the job. There is a written quote for the original work to be performed along with an invoice of what was actually completed. Although the original quote was never signed as they live out of state, I have copies of daily photos and text between us showing what was/had been accomplished. The homeowner and I came to an agreeable amount of compensation for what had been already completed. However, the home owner has yet to satisfy this agreement. Two (2) months have now passed without so much as a return phone call or text. I have one (1) month left in order to file a lien. How would you suggest that I proceed. Thank You!!

You should consult with an attorney. Even an oral or unwritten contract can form the basis for a lien, but you want to ensure that the amount of the lien is calculated properly.

You might draft up the lien, mail them a copy with a letter stating you will need to file it within a few days if they don’t pay you.  But if they’re not responding, why not file the lien?
