filing a lien for non payment for condo complex, hurricane ian

FloridaLien on Funds

I own a servpro. I did mitigation after hurricane Ian for 2 condo complexes . Two buildings 15256 units 101-105 and another building 15250 units 101-105. (both buildings within same condo complex) I had the authorization signed off by the authorized representative (property manager with authority). I need to file a lien for non payment. Do I file one lien for both buildings as they are the same association or each of the building number or each building number and unit number. thanks

As long as both buildings are within the same condominium only one construction lien is required. You should identify the buildings individually. One question: Was the work to the interior of the units mentioned? I ask this because the unit owners would be responsible for paying for services to their units. Of course, if some or all of the work was to common elements then the association would have financial responsibility.

While the units are condominium property the ownership is exclusive of the common elements. The question I have is whether the unit perimeter boundaries are from the decorated (typically painted) finished surface (typically drywall) or from the unfinished concrete walls. This must be determined to establish financial responsibilty for your lien rights. I suggest that you consult with a lawyer with experience in dealing with condominium construction liens, without delay.
