Does staging a property with furniture constitute a mechanics lien on a property?

I staged the property, they used my photos for the mls and I never received payment. Trying to figure out if a mechanic lien is what I need.

Hello,

I'm not sure this qualifies for a mechanic's lien. The work that you performed is arguably not for the improvement of real property as the staging materials would be temporary. Arguably.

You can still sue for breach of contract, though..

Mr. Cartwright is right (as usual). You probably staged the property so that it could be sold, and not as part of a construction project to improve the structure.

You should consider preparing a letter to mail by certified mail, return receipt requested, to your customer to set out the facts and to demand the relief that you want. Attach support for your claim such as your invoice(s), and photographs of your property inside the property. Make sure that your letter is professional and business like as it may be evidence later.

If need be, consider filing suit in small claims court (assuming that your claim is less than $20,000), using your letter as evidence.
