I am a Florida-licensed contractor who has filed a mechanic’s lien against a Sanibel homeowner for non-payment of work. Homeowner paid me 40% of total and is withholding balance. I am in direct contract with the owner. I need direction from a construction law attorney to progress. Thank you.

If the claim of lien doesn’t stir owner to action, file a lawsuit. The trial court should order early mediation which can be an effective and cost efficient way to resolve such issues. If not, proceed to trial.
