Does a Lien or NOIL tarnish a homeowners record

FloridaMechanics Lien

I'm speaking to a client about protecting the late payment and fling a NOIL to do so. I want to be able to explain to him that there is no tarnish or no record of liens that are never filed or liens that are satisfied to keep him on the positive side of this situation

If your contract is with the owner then a notice to owner is not required. If your contract is with someone other than the owner then you must timely deliver a notice to owner (NTO). Never use a notice of intent to lien (NOIL) as a substitute for a NTO. The latter is a legal requirement while the former is not.
