Do I need waivers on a kitchen remodel?

I hired a general contractor to remodel my kitchen. The cabinets were ordered and delivered to his shop. Countertops were ordered by the GC and delivered directly to my home. Project is done. He subbed out electrical, painting, and floor. I asked him for waivers and he said I don’t need them as cabinets were delivered to him and not attached to my address. Shouldn’t I have waivers on the countertops, and electrical, painting and floor to prove they were paid. I did get a fully paid receipt from the GC on the amount of the contract signed with him.

The Mechanics Lien Act provides that no subcontractor or suppier is entitled to a lien unless it sends the Owner (you) notice to seek its executed Waiver of Lien before paying money to the General. Here, it appears that you received no such notices and the General Contractor was paid.

I would still ask for a Waiver of Lien from the General Contractor, although the horse is now out of the barn, so you may not receive the Waiver. I hope this information was helpful. Best of luck!

Yes, you should get lien waivers from all sub contractors and the general contractor for all labor and materials.
