Do I have to continue sending monthly notices in TX after I file a mechanics lien?

Do I have to continue sending monthly notices on a project in TX after I file a mechanics lien? This project is specifically an "Owner Occupied Residential" type, and I am the Material Supplier working directly with the Subcontractor.

That's an interesting question. Monthly notices must be sent in Texas in order to trap funds and preserve the right to file a mechanics lien. Once a mechanics lien has been filed, the preservation of that right (to file a mechanics lien) is no longer necessary since that lien has actually been filed. Conceivably, though, if a claimant continued to perform work after their lien was filed, notice might be required to preserve the lienability of any work performed after the lien filing.
