Can the lien be removed?

A window company gave me a estimate to replace all the windows on the home. they gave me a credit application paperwork that included a contract and notice of commencement that I signed. Before knowing if i was approved for credit they called to let me know that they are going to start the order for the windows and I told them no to start any work until I got all the info. Weeks later they started harassing me that they need to install the windows and when willl be a good day. I told them again that I didn't authorize anything. so they put a lien on my property. They started court action but I answered the court with my evidence of no work done at my house. They decided to withdraw with prejudice. Lien was file in Feb 2020 and im planning to sell the home and is showing on the tittle work. Can I remove it? can they start new proceedings? They never performed anynwork.at my house just the quote appointment and the measurement appointment to.confirm sizes and finalize the quote to add a.door. Thank you is a $10k.lien

If the lien lawsuit was dismissed with prejudice then the lien was likewise discharged by operation of law. It will not come up as an exception in a title examination. Even if it did any title examiner knows that the lien expired one year after it was filed.

I forgot to say also, no it cannot be filed again more than one year from the lien being filed.

I believe was without prejudice. A title search company did a search 2 weeks ago and is showing. Do I need to do anything to remove it? Thank you so much for you response.

Hello, contact the contractor and request/demand they record a lien release, which once recorded, should come up when the title search is repeated. If the contractor refuses, then you may need to formally contest the lien by filing a Notice of Contest of Lien.
