My mom lives in my grandmas home my mom has had to pay for work done on the home contractors, permits, supplies, and labor costs. My grandma has recently passed the home is now in a trust and family is forcing my mom out. My mom wants to be reimbursed for all the work and repairs she’s had to pay for. She has paid rent on this home for 13 years. We’re in Utah can she legally put a mechanic lien on this home?

What type of lien can she legally put on this home. She paid for electrical, plumbing, flooring, drywall, masonry, Painting, cabinetry,excavation a total in receipts $130k

The most likely answer is no. If your mother hired someone to perform the work, then a mechanic's lien is not an option. If your mother did not file a preliminary notice or record a notice of construction lien, then a mechanic's lien is not an option. If the work was completed over a year ago, then a mechanic's lien is not an option.

That does not mean that your mother does not have a claim for relief against your grandmother's estate or trust, but you will likely have some statute of limitations issues depending on when the work was completed.
