Can my clients sell their house without paying me while my mechanical lien is active??

My clients are trying to sell their house. If my mechanical Lein is active can they sell their house without paying me?

If you have a valid and enforceable lien, and it has not expired or otherwise, then the short and simple answer is no. They have two options: 1) Seek to discharge the lien; or 2) Pay you. Hope this helps.

Any buyer of the property will insist that the mechanic's lien be discharged. Certainly, if the buyer is using a lender or title company, either one would insist that it be discharged by paying you what is owed and obtaining a satisfaction piece from you that will be recorded.
