Can I submit a lien for a job which is over 6 month old in Philadelphia, PA?

We are a roofing company and we have a job in Philadelphia, PA for which we have not been fully paid. We tried reaching out to the homeowners who hired us but we were not successful with obtaining the balance of the invoice. We have sent a notice to them on 5/10/21 stating that a lien will be filed if the payment is not received. The last invoice we have is dated 11/20/20 which is over 6 month from the current date. Are we still able to place a lien or do we not have this avenue to collect due to the 6 month restriction?

Pennsylvania strictly enforces the claimant's six month deadline from the last date that contract work was performed on site to file a valid mechanics' lien. If you have an agreement with the client, you performed and the client failed to pay, it sounds like you would have a viable breach of contract claim. How much did they short you? 6 months is a HARD date based on the last date of performance. You can, presumably, still sue based upon your contract.
