Good morning,
I assume from your question that you sent out either a pre-filing notice of intent to lien the property or you've filed a lien and sent the notice to the owner/general contractor. If you only sent the pre-filing intent letter, then you may want to follow up with a letter explaining the situation and a copy of a lien release if you executed one. If you filed a lien affidavit, then you will need to execute a lien release and file that with the property records as well.

Hello,
Consider handing the person that paid you a lien waiver. The four lien waivers recognized in Texas are:
Final Payment - Conditional Waiver & Release
Final Payment - Unconditional Waiver & Release
Progress Payment - Conditional Waiver & Release
Progress Payment - Unconditional Waiver & Release
