Can I put a lien on a home

I am Owner financing several properties for a client that personally signed the note. They are 90 days behind in payment along with they are also behind on the taxes. I don't want to put a lien on the property because I may be getting them back thru foreclosure. Can I put a lien on the buyers personal house for the taxes and mortgage payments?

 You typically need a third party to enforce and execute
