I was hired by a home flipper to do a clean-out on a very large home in White Hills Arizona. Owner is from Phoenix Arizona, We have all receipts from Dump and Fuel, We sent him pictures of all loads going to dump. He agreed to 15.00 per hour for myself & 13.00 for helper. I billed him 3747.90 He complained about price and discounted 200.00 from the invoice. He owes 547.90 can I lien the property before he sells it?

Maybe. If the house is owner occupied residential, you need a signed contract directly with the owner. Since it's a house flipper, it sounds like that is unlikely. But more importantly than that, you need to have sent a timely and valid preliminary 20-day notice. There are no lien rights if no preliminary notice was sent. You must also be a licensed contractor. If you do not have a contractor's license from the Arizona Registrar of Contactors, then you do not have mechanic's lien rights. Finally, you need to be doing the kind of work that allows for mechanic's lien rights. That typically means construction or repairs to the property. Depending on what the specifics of the work that was performed, you may or may not have lien rights. You mentioned "clean out." Cleaning is not typically the kind of work that allows for mechanic's lien rights. It depends upon the details
