Can I file a mechanics lien in Oregon?

I work for a company that is a subcontractor for a commercial project in OR. The job is around 93% complete. We want to file a mechanic's lien for this project. The Levelset system is telling me that our Notice of Rights to Lien expired on 5/3/22. I don't believe we sent that notice. Is this required to lien? Can we still lien? The project began in April 2022.

Yes you can. Commercial projects in Oregon do not require those notices. Only residential. I just liened a commercial project that was started in July 2022. Although Levelset still doesn't show that the project is even has a lien on it. We were a sub on it. I used RoHillCo and our attorney advised. Lien has been filed and now we wait to foreclose on the lien. First you need to send the 10 day intent to lien, if nothing happens in the 10 days then file the lien.

Typically In oregon you have 75 days from the date of substantial completion or last supplies delivered to the project. If you haven't filed now It may be too late but it's not too late to still Try to secure your Collections I handle Accounts just like this on the daily and help secure Payment or even execute on those liens on your behalf.
