Can I file a mechanics lien in Maryland?

I am a sub sobtractor who has completed a job in Port Tobacco Maryland for a Home Improvement contractor and the contractor is refusing to pay the balance using an insurance claim rejection as an excuse.

If you are a subcontractor that isn't getting paid on a construction project that made an improvement on a property in Maryland, you can file a mechanics lien to secure payment. 

Keep in mind of mechanics lien deadlines that you must abide by to ensure your mechancics lien is valid including: 

  • The notice of lien claim must be served on owner within 120 days after last providing labor or materials
  • All mechanics liens must be filed within 180 days from last providing materials or labor
  • A lien claimant (party that files lien) is required to initiate his enforcement of the lien by filing a Petition to Enforce the lien within 1 year from the date on which the Petition to Establish the lien was filed
