can I file a mechanics lien ?

Myself and my customer has a verbal agreement and in text messages that if I were to help the customer in dealing with the insurance adjuster as well as the other companies that were needed to get her insurance claim moving and get her house fixed basically be the mediator for her then I would get all the work that the insurance was going to cover . Well I did m job and got her claim settled and at 5000 above what they originally offered her but now she says she's going to sell the house and the buyer is going to fix it all , and she is refusing to pay me for my time and out of pocket expenses that she owes since she is no longer going to hire me as the contractor to do the work

You are unlikely to have the right to file a mechanic’s lien if you did not have a written agreement. Did you provide state required notices at the outset and/or did you get written acknowledgment from the homeowner regarding your right to file a mechanic’s lien if not paid?
