Can I file a lien electronically in NYS?

New YorkLien DeadlinesMechanics Lien
Anonymous Contractor

There are unpaid change orders (done 3 months ago) on a job that is not finished as well as some retainer money that will be paid on completion of the job. The client and the general contractor are looking to split ways. They brought in an independent auditor. The site has been shut down for 28 days duet to Covid. I was told I need to file a lien within 30 day when job sites are shutdown. Also this is a residential project.

Some counties in New York allow for electronically filing mechanics liens, and others don't. So, the availability of electronic filing will depend on the county where the project is located. If you select that county here, you'll be able to determine if the county accepts electronic recording: Guide to New York County Recorders. Regarding deadlines: The deadline to file a New York mechanics lien on a single-family residence is 4 months after the completion of the contract or the last furnishing of labor or materials. So, there's much more than 30 days to file a New York mechanics lien claim.
