Builder Slowlllly Building House

Washington

Hello, We are having a house built in Blaine, WA and it is to be complete by March 15, 2021, yet it has taken over 9 months to just get a shell complete (framing, roof, rough in pluming and about 1/4 of siding installed). We feel the builder is delaying work because we have called him on code violations as well as workman issues. We have told him in writing and verbally that we are not terminating the contract (signed March 03, 2020) and we expect the house to be built per contract and specifications. We understand that COVID-19 has created some delay's (but there does not appear to be delays on his other house builds) but we get no response when asked what is being done, it appears that he has abandoned the job, only doing minor work at that, he just looks at us with a blank look. He does not answer our calls or emails nor does he answer the phone. We vetted this builder prior to signing a contract. We have a construction loan and a construction insurance policy that will expire in May 2021 and have obligation for selling our current home; we are at out wits end and at a lose of what to do. Is there anything that we can do to light a fire under this contractor? Thank you for your time, Linda

You need to hire a construction lawyer and likely an owner representative (construction professional) to address what is going on.

It depends on the contract you entered into with the contractor. If you send it to me I will review it and give you a free consultation. Let me know if I can be of assistance.

No, you can threaten to sue him but that will just make the relationship worse. I think you will probably need to fire him and get a new contractor to complete the project. You have limited time frame so you need to find someone quickly
