Breach of Contract, Mechanics Lien?

I performed work as a laborer for a homeowner who owns three personal properties. The work consisted of painting the interior and exterior of the homes and property management which consisted of lawn mowing, minor repairs, etc. while the homeowner was out of town for 4 months. I began doing this work approximately 2 years ago, and obtained a written agreement from the homeowner that I would do all the labor on is properties at a heavily discounted rate. The discounted rate was agreed to because the agreement called for me profiting from the eventual sales of the properties. The amount owed to me for property management fees are approximately $3,900.00 and the approximate profit coming to me from the eventual sales of the three properties is between $50,000 to $60,000. The homeowner is now telling me that he will not honor the original written agreement and is refusing to pay me the property management fees and will not pay me my share of the profit upon the sale of the three properties.
