Bad Mechanics Lien on real property

Mechanics lien was filed on property after a dispute with living arrangements. The person who filed the lean had a verbal agreement to stay at the residence in exchange for rent. The initial agreement was for three months. After three months the agreement was continued and to be terminated if things were not working our. There was a continued rising tension directly related to James. James was asked to leave he said he did not have to leave but the date this happened was the 27th of November 2021. He finally left two days before 2022 arived at the suggestion by a few law enforcement officials. Once he left he file a Mechanics lien demanding payment for labor and supplies in the amount of 5K. I am asking for the person who owns the property as she gets into the weeds to much about this topic. So I am asking do we even bother asking for a lien release as there is nothing to ask for as the agreement stating work, supplies, for rent was in effect for the periods he is demanding payment. James clearly knows this or is really ignorant about the law in Colorado. So do we just file a petition to vacate with the court or send a demand letter to James.
