An unknown company has files a 'mechanics lien' (?) against my property.

Hi, I'm a home owner in Los Angeles County (California) and trying to refinance my 1st mortgage. The lender has done research and found a lien on my title from the Geology company ("Action Geotechnical Consultants"). I have never heard of this company and the lender has provided only a name for me at this time, no contact info. I could not pay them even if I wanted to. The County offices are closed for 'covid' and their online services are hard to navigate...What can I do?? Thanks, Dan

I would contact the company directly and demand that they release the lien. According to Google, their headquarters is at 2240 Vinyark Ave. Suite B, Escondido, CA 92029. If the lien is more than 90 days old, and they didn’t file a lawsuit to foreclose the lien, then the lien has expired and they need to release it. I generally prepare a Release of Lien form for them to sign and notarize and return to make it easy for them. If they refuse, you can file a petition with the court to get the lien released and they can be held liable for all of your attorney’s fees. I’m happy to answer any questions you have about this.
