Additional Charges on Lien

I am an electrical subcontractor, and I am wondering what we can add on to our liens. Can we add the lien fees to our lien? Can we add a percentage for costs of collections? We have a client that owes us $200K, and I want to add as much as possible, as they have been holding our money for months. Thank you!

Costs, attorney fees, etc. cannot be included in a Washington Mechanics lien. By including those amounts, a claimant would run a serious risk of their lien claim being deemed invalid and unenforceable due to being overstated or exaggerated. With that being said, if a lien enforcement action becomes necessary, then a Washington claimant could certainly be awarded those damages or more by the court. Plus, keep in mind those amounts could also be negotiated when discussing a mechanics lien release prior to a lien enforcement action becoming necessary.
