Keep in mind that a mechanics lien claimant can file their lien even if there's a dispute over what's owed and even if there's a dispute over the quality of their work. But, that doesn't mean the lien can't be challenged on either front - and if they've overstated their lien claim or if their work is unacceptable, then an owner may be able to get the lien tossed aside.
