Good question. You need to file an action in Court to foreclose on the lien. In Georgia, the court you go to, Magistrate or Superior, depends on the value of
the lien. You file a suit to foreclose the lien, get a judgment on it and then you can collect from the homeowner's assets. If you file suit, the owner will more
than likely negotiate to settle.
