I'm an attorney in Austin. In order to file a lien, you first need to send a Notice to both the Owner of the Property and the GC. If you were not directly hired by
the GC, I would also send the Notice to the company that hired you. The Notice should state the name of the project, the type of work performed or items
furnished, and the amount now past due. The Notice should also include specific language informing the Owner that he may be personally liable aSee More...

This is Sandra Moreno and I'm an attorney in Austin. No, you cannot file a lien on municipal property. A lien can only be filed against private property. If 18
months have passed since you last worked on the job and the GC has filed for bankruptcy, your best bet is to hire an attorney who is familiar with bankruptcy
laws and file a claim with the Trustee handling the case. Please do this as soon as possible.

This is Sandra Moreno, I'm an attorney in Austin. Yes, you need to send a Notice of Intent to File a Lien (Notice) even if your job is not yet complete. I advise
my clients to send an invoice every thirty days, regardless of the status of the job, and if the invoice has not been paid within 30 days, send the Notice. The
Notice must be sent by certified mail to the owner of the property, the General Contractor, and the person that hired you if it's not the GC.
