This pa final unconditional waiver (also called a final unconditional lien release) should be used when the final payment for a project has been made and received by the party that furnished labor or materials. Signing this waiver signifies that payment has been received and no further payments are expected following the payment described in the waiver.

Because this pa lien waiver form is unconditional, it should only be used when payment has actually been received. If payment has not been received, if the check hasn’t yet cleared the bank, or if there is some other reason why payment might ultimately fail, this waiver should not be furnished. I work in the facilities Department of a univerity in Pennsylvania. Our Tenant(A deli) is having a floor installed over the existing floor. They have paid the contractor in full for all materials and service installation. In our lease agreement it specifies that the tenant shall deliver copies of a Waiver of Lien to the landlord along with evidence that such Lien Waiver has been duly filed with the Pronothotary prior to commencement of work or delivery of materials.
