Arizona Release of Mechanics Lien Form

A release of mechanics lien, or “lien release” is used to cancel or discharge a lien that has already been filed. It’s most often used to release a lien claim after a lien claimant receives payment. A lien release in NOT a lien waiver, and should only be filed if you or your construction company had previously filed a mechanics lien that has been paid in full.

An Arizona lien release is time sensitive. After your claim of lien is satisfied (ie. you have been paid!), it must be released or canceled within 20 days. If you do not release the lien within that time period you can be subject to penalties. Liens in the state of Arizona must be enforced within 6 months after recording lien. After 6 months, your lien is no longer valid for legal action or enforcement. Liens may also be released or canceled after they expire , or for any other reasons.
