About Massachusetts Notice of Substantial Completion Form

The Massachusetts Notice of Substantial Completion is generally recorded at the completion of work on a construction project. The notice, once filed, must be served on all parties who filed a Notice of Contract by the owner, and served on all parties who served a Notice of Identification by the contractor, prior to filing the notice.

This document is typically filed by the property owner and the prime contractor to signify the completion of the project. The effect of a properly recorded Notice of Substantial Completion is to set the time in which claimants may file a Massachusetts Statement of Account. The deadline to file a claim is the earliest of either; (a) 90 days after the recording of the Notice of Substantial Completion, (b) 120 days after the recording of a Notice of Termination, or (c) 120 days after the last date of furnishing labor and/or materials to the project.
