KansasI hired a contractor to do work on a renovation. We agreed upon a price and I made all payments in full accordingly. 6 weeks after starting the job, he claims he underbid the job. After making final agreed upon payment, he handed me a bill for "extras" that is 2x the amount of the original agreed upon price. At no time during the job did he ever indicate which work performed was extra and how much the extras were going to cost, or receive approval to proceed. He is now threatening a mechanics lien. Is his lein valid?
New JerseyI have a subcontractor who bid an amount to work on a residential renovation. After beginning work, 6 weeks later, he stated that he underbid the job, and "revised" his initial bid to 2.5x the amount in a text message. I requested a meet to discuss this matter, but he did not meet with me until after the original agreed amount was paid in full, and over 90 days after saying he under bid. I never agreed to his revised bid, but was willing to discuss it. Furthermore, he is now requesting payment for items he states were "extra," but at no time during work indicated the items were extra, presented a price for those items, received approval or billed or provided any change orders. He is now demanding payment and threatening a mechanics lein for these extras. I am an honest person, and feel I am being taken advantage of. Does he have a case?
New JerseyWe have a project where we have not been paid for a Change Order (work is complete), nor the final draw, nor retention. However, the owner is now wanting us to come back and take care of some warranty items and then says they will pay us. However, we are concerned that if we come back to do warranty work, we will end up voiding our lien rights which we do not want to do. Can we get some clarity on this?

OklahomaGood morning, I have a neighbor who has his house under contract and I need some help in choosing the right lien to record for some work he has told me he would do but has not. One of his trees has for a few years now has encroached on our property with roof damage to our house. I have trimmed that tree several times myself just to protect our house, and my neighbor seems it's my responsibility to trim that tree. I am going to file a lien in hopes he will live up to his promise. Any help would be most helpful. Thank you, Robert Marshman

I have a small work done at my house but the contractor was not having a professional behavior and we decided not to proceed. We are willing to pay but the bill provided is above what is to be expected (we consulted with other contractors). I got a claim of mechanics lien, can I do something about the fees requested if there was no contract signed?

TexasA. Leon Eastmond owns a bunch of buildings in the Bronx, NY. Lisa Giaquinto, who is an individual (not a company), loaned $500,000 to EASCO for operating capital on June 7, 2019 so they can continue to purchase steel, make payroll, etc. Can we place a lien on all of Leon's buildings?
New YorkWe work in 31 states nationwide. Many of our contracts state that we are not to send notices or anything else regarding lien rights. What happens if we send a preliminary notice anyway? Do they have any legal recourse against us?

OhioHired to do a paver patio with outdoor bar. I had tremendous issues with the customer service and workmanship combined. The following issues came about and made this experience a nightmare:1) Priced the wrong pavers out even though given exact style and size, then charged more for ones we actually wanted. 2) Built Paver Bar without asking for dimensions, then was told it was too small and given dimensions. They still built it wrong size. They Blamed me-said I gave him wrong size- Tried to charge me to rebuild. Rebuild was done shoddy with large gaps, glue oozing out, stones unglued. 3) Used and manipulated hose bibb that wound up flooding my basement, -when brought to their attention that they could be at fault Foreman became irate and threatened me over phone. Owner called days later after I refused to speak to Foreman. Owner said his guys did not do it, He said, "I asked them and they said no" 4) Asked to do cement footings for a pavilion. Specs were given and footings came out un-level by 3-4 inches. Brought to attention of Foreman -He said owner says you still have to pay for this because the footings have been completed. I said absolutely not that is crazy because I had to spend over $200 in materials plus labor cost to get Pavilion plumb and level- also was forced to cut posts that I did not want to do . Also, Dropped cement all over pavers. 5) They were asked to run conduit for electrical. Electrician says they did not glue conduit joints allowing water to get in and they had to get different, more expensive wire.6) I told owner that I wanted to meet him at my house to go over issues that needed correction. He told me ok and wound up going to my house without permission and without me present making his own punch list. 7) Put in rocks and mulch with no weed barrier as per contract 8) Loose pavers 9) I told foreman/owner that I needed to be present for all future work and I could not take off - He became mad and threatened to bring case to attorney, blamed me for all problems, then Hungup on me. 10) Went to install refrigerator which was on premises for them to build around, discovered that the counter height was 33 inches as opposed to the contracted 36 inches. This meant that the refrigerator could not fit and granite countertop could not be laid.
As a result of all of this, I sent a complaint to the BBB on June 14, 2019. I just received a certified letter indicating they are going to file a Construction Lien on my property for the unpaid balance. This to me, is a ridiculous scare tactic with no basis. What do I do?
