On October 1, 2019, I rented the back half of a rental in Phoenix, AZ. On first look, the unit was basically an Arizona room with one end walled off and then that split for a bedroom and future bath. What I thought was the owner, was the renter wanting to sub ease to help make his rent (this I found out after a couple of months) the bath was to be completed which it wasn't. After a couple of weeks of nothing happening, I asked if he needed help. (I'm a retired general contractor in AZ). He agreed, he would buy the material, I would provide tools and labor to build the bath. I do a little demo work and ask about the material and he states he is a little tight on money, if I could pick it up this month, we would settle at next rent. So I buy lumber, plumbing parts, etc. Come the end of the month, he' still broke, it carries over to next month and next. Finally, I confronted him on January 1 and he evicts me. Do I have any lien rights?...Read More

I just repaired someone’s gas furnace by replacing the igniter switch. I had already had text between me and the customer, plus I was given the lead through home advisor. The repair was done on the 5th of February and I sent a QuickBooks invoice to customer. He had 30 days to pay but is there anything I need to do before the 30 days are up to insure payment? Once the 30 days are up, what are my next steps? The job was priced at $200, is it even worth it for me to try to file a mechanics lein? Any help would be greatly appreciated....Read More

I had a lawn cutter service that provided services summer of 2013 without sending me bills. At the beginning of the summer of 2014 I told him if I didn't get bills I would not be able to use him in the future. Which is exactly what happened. Today (2/4/2020) I've received a bill for $898 for 2013 and $1,100 for 2014. Do I have to pay the bill. I think it's outrageous that after all these years he expects me to pay these bills....Read More

Hi I’m sub contractor that did a state job for a general contractor and have not received full payment. I sent an invoice for the job back in November 2018 and they said that payment was delayed by the state because the paper work was not approved (general contractor fault) I recently found out that they got the payment in January of 2020 and was wondering if I could still get paid from the bond?...Read More

(I asked a question earlier but some information was incorrect) - So I am part of a private sewer company, however, we are a PUC (public utility commission). The private sewer company ("We") provides services to individual land owners in the respective area. Some land owners have not been paying their sewer bills and We would like to place a lien on their property. Now, I have looked into different liens in Pennsylvania and most are limited to contractors/municipalities/etc. Do we have any options to collect on the charges they failed to pay for the services? ...Read More

I have a cleaning company. I was hired by the property manager at an Ohio apartment complex as a vendor. I do know this hire was approved by someone higher because they kept sending my insurance paperwork back. I cleaned apartments before new tenants moved in, hallways, laundry rooms, clubhouse and office. Some garbage was probably removed from all of the above. It has been over 90 days since the invoices were originally submitted. They owe me over $3000. Can I place a lien against the property complex?...Read More
