I am preparing to send a California 20-day Preliminary Notice . to a large business as an Electrical Contractor in Ca. I am working with them direct, no Lender, no general, they said they are paying out of their company , we are upgrading their main service to 2000amps. I have a signed proposal for $ 235,248.00. We are starting this project on Monday 8-17-2020. I will be sending the notice by certified mail to the Business . No Lender or no General. We received notice from a supplier stating that my contractor did not pay them and they intend to file a lien. However... 1. It's a homestead, no contract was filed with the county, both spouses did not sign 2. The notice is a month late and not in the proper format with the residential code portion in it Would this supplier still be able to file a lien if I ignore their letter? I am a supplier working on a large commercial job in Cranberry Township (over $500,000 in materials we are supplying to a subcontractor). I have been looking to see if the job has been registered on the "state construction notices directory", so I can put them on notice that we are a supplier. I have not seen this job on there yet. If the job is not filed with this website, does that mean a prelim notice is not necessary? Would it still be a good idea to mail a notice to the owner and GC on the project?...Read More

I’m trying to find out if our lien could still be valid. Background information...contractor paid a partial bill and his check was returned and he has failed to make a valid payment. I filed a preliminary loan with him and the commercial property owner. At the time I did not know who the business owner was. I then filed a lien and now had the business owner information (no preliminary lien was given to them), and was notified that the commercial property owner was not correct and was given the new property owner info and filed a lien (no preliminary lien was sent to new owner as the 20 day has past). The lien was filed by the county clerk on the business owner, new property owner, and contractor (he was listed on the lien, but not served a certified lien since we now had the owners info). Is my lien valid in California since the business owner and new property owner not get a preliminary lien?...Read More

Am I required to provide a return receipt request when I send NTO by certified mail? Can I just send it certified and then track it and print the delivery notice from USPS when it's delivered? It saves us at minimum $1.70 each time we send one without a return receipt request, just have to cover the certified fee. Thank you...Read More

I just got a call from the "owner" associated with this project and it is incorrect. JKC owns a daycare stand alone building. She said that there is a vacant lot next to her but that the address removes the "Crossing" in the address, this could possibly be the issue? I know that the GC and Sub are correct.
