Owners giving me angry phone calls for having to go to the post office to pick up Notice to Owner notices. It would be nice if we could send it with proof of delivery but not require a signature.

CaliforniaI am wondering if a prelim notice can be filed on service contracts where we are not ordering equipment or supplying equipment, but over-seeing/performing project management for the project.
ColoradoI have a contract to purchase a vacant piece of land which is contingent on city approval of a new split which I paid for. Now that I got the split finished the sellers want out of the contract but don't want reimburse me for the split expenses. Can I file a Lien ? I did not do a preliminary notice.

CaliforniaAbout half of our business walks in our store and requests same day equipment delivery. Our customers are mostly GCs. It looks like we have to send a NTO in order to secure full price lien rights. It also sounds like the owner must actually receive the notice before we furnish equipment. Is there anyway around this? CaliforniaI work for a flooring distributor that is a preferred supplier for nationwide property management companies. The projects are typically renovation work that can take 2-3 years to complete, and come in on a per unit basis from a contractor. We've had some trouble with the contractors paying on invoices claim they haven't been paid by the property management. Is there a blanket contract/prelim we could send when we're notified of a new renovation starting at a property/apartment complex?
CaliforniaWe were the prime contractor on a job in LA- I would like to know if the rules and deadlines for the preliminary liens still stand since LA has been hit by a hurricane. These notices require a final contract amount, we do not have one. In our contract with the property owner, we agreed to the following: Initial payment of $100,000.00 due within 15 days after the start of the project. Progressbills to follow until job completion. Any advice on how we can move forward?
LouisianaHello, I have a contractor who would like us to input his markup cost as the total contract amount, so when the property owner receives the notice it reflects what he has charged and there are no issues between them. If it ever comes to needing to send an NOI or placing a lien with this contractor, will stating a different amount on the preliminary notice affect our payment rights?

Do I need to send 20 day prelim notice to lender and if so the local branch or headquarters and when do I need to do this before 100% completion? Thanks first time as a general contractor after 52 years in the business I feel this is necessary as owners arent paying on time or correct draw amounts when requested.

He did not complete the work in one of my four bedrooms and wants me to pay him. He did not record a prelim notice with the San Diego county recorder before recording a mechanic's lien. Is the mechanics lien invalid because he did not file or record a prelim notice?

CaliforniaWe incorrectly assumed the owner lived at the same address as the work site. It turns out he had recently moved out of state so we ended up sending our preliminary notice to the worksite address, not the owners address. Will that matter when it comes time to lien?
