About half of our business walks in our store and requests same day equipment delivery. Our customers are mostly GCs. It looks like we have to send a NTO in order to secure full price lien rights. It also sounds like the owner must actually receive the notice before we furnish equipment. Is there anyway around this? The projects are typically renovation work that can take 2-3 years to complete, and come in on a per unit basis from a contractor. We've had some trouble with the contractors paying on invoices claim they haven't been paid by the property management. I have two current new construction homes here in California with BBVA as the lender and want to make sure that if they dont pay i can file mechanics lien later? Do I need to send 20 day prelim notice to lender and if so the local branch or headquarters and when do I need to do this before 100% completion? Thanks first time as a general contractor after 52 years in the business I feel this is necessary as owners arent paying on time or correct draw amounts when requested....Read More
