Hi. I hired a guy to do my pool deck and pool tiles. We have no signed contract. The only thing we have are the prices of labor to install the tiles and pool deck on a piece of oaper. He works sporadically and more than a month has passed, nothing has been completed. I told him this is not working out and need to part ways. Called him several times and sent out multiple text messages asking when is he going to get his stuff and i also want to compensate him for his labor although the pool tiles and deck weren’t complete. I haven’t received a response from him although i still try to call and text him. What is the best course of action to prevent a mechanics lien on my property?...Read More

I was called out to provide emergency sewage cleanup services on a home in PA. The situation with the property was unique in that the buyer was living in the house prior to closing due to issues with a flip contractor hired by the seller. The owner at the time/ my client electronically signed work contract from across the country to authorize my mitigation services. The buyer/ resident disclosed that the seller agreed to sign an addendum to the property sale to assume financial responsibilities for damages in the home likely caused, in part, by their flip contractor. I completed work and submitted all documentation to client/ owner/ seller for payment. The property was sold almost immediately after I sent the docs to the owner. It has now been 90 days and the client has ignored my numerous attempts to collect on the debt. I now find myself in a tough position. Do I lien the property and force the buyer back into the situation to leverage the addendum of the property sale back on the seller/ client? Is there a better way to collect the debt that doesn’t involve the indirect client/ new property owner?...Read More

A friend took it Upon himself to start digging a hole along the back of my wall on a project I had been talking about doing . And what was the easiest way. As stated I came home to him digging. Said he was bored and decided to dig. He came over almost everyday whether I was home or not . Sometimes he'd work an hour sometimes not at all and just hang out. No talk of a price or contract was ever signed. I am a loan officer trying to help my Veteran borrower get cash out on his home. He does not owe anything so the VA will not allow cash out unless there is some existing amount that will be paid off. A company filed an invalid lien on a botched granite counter job after I called them to get the issue resolved and then ignoring my calls for months. They did not correct the major mistakes made on the job and filed after the 90 day period after installation. I need to get the lien removed as the property was sold before they placed the lien. I don't want to hire an attorney as it would cost more than what they say I owe. My invoice states I owe $500 but they are claiming $1600. I have proof that it the filing was after 90 days, there was no contract with statutory language. Just want to file with the court to prove my case and have the lien removed on a house I already sold. Please help....Read More

I got my whole roof replaced by claiming home insurance. After finishing, I paid off by using payment from insurance company. However, the contractor filed supplementary cost, than the insurance company paid $3,200. I paid exact amount money to the contractor, but the roofer said they requested $4,200, so I owe $1,000 to them. But my understanding is there is only about $2,600 between original invoice and revised one. Even they threatened me like they would file a lien with deductible that I already fully paid off as well, I fully paid off their last invoice except $3,200 of supplement, and I have signed document of this, it says balance $0, paid in full. Even the date of completion was Dec 15 2021, they sent a depreciation release email to me and Insurance company Dec 16 2021 that indicates deadline over for residential lien. But I'm very annoyed and thinking about their fraudulent filing. I know fraudulent filing can cause up to 10,000 dollars fine. Can I report that to the police or any departments in order to make them punished. So bad contractor. I have all email and text evidences with signed payment....Read More

This is a on going project and she told the credit card company that the work was not done in a timely manor. They have now reversed over 5000$ making my account negative during this dispute process. I am a General Contractor that hired a roofing company to install a roof on a home. The roof leaked causing damage to the interior. I paid 2 different companies to fix the roof leak and repair the damage on the interior. In addition the initial company installed another roof for me that had issues and to be corrected.
