my lein has some errors on it..
WashingtonI've sent a notice of intent to lien via Levelset and it got the customers attention. They didn't have enough to pay the full balance, so I took a credit card for $2k of the $10915 they owe me. I have 2 questions, if I file a lien on the property can I just do it for the remaining balance? Also I'd like to know how far ahead of my deadline should I file to make sure everything goes in before its too late

I visited the recorders office on December 14th, 2020 in anticipation of this exact issue.
I wanted to advise you that If I don't receive my commission in full by March 5th 2021, I'll have no choice but to send this through the county recorders office. Due to time constraints for filing. I sincerely apologize, I find myself in this situation and I'm given no other course of action. Mr. ----, of Disaster Relief has refused to pay me the commissions owed. (end)
The sub contractor also CCed a fake email of a legitimate law office. On top of that I contacted the records office and was told there are no pending liens that they could find for those customers. What can I do to protect my company and customers? Also if it's easier I could call you to discuss this in greater detail.
FloridaOne of our clients is refusing to pay us. Thery decided to verbally "let us go" right before we completed phase 1 of a new subdivision. The prime brought in a new contractor right before informimg us. Now they are sending us the invoices from that contractor claimimg we are resposible for that contractors wort. I have already leined the property. My qwuestion is should I also send them a Stop Notice to freeze threir funds until we are paid?

ColoradoMy company has sent all required Lien documentation to both Contractor and City. Surety Company has taken over project and to the best of my knowledge the contract is not completed. I have reached out to surety company to get update and a they sent me a Claim Acknowledgment form to complete.

ColoradoI’m a contractor in hilton head, we did a paint job for fence and gates for a gated community, gave them 2 prices they went with the cheaper one. The price was $15,500 to do entire fence and $9,500 for parts you can see from road. They went with cheaper one, then they changed head of board after we finished and he wanted it all done, we did it then they didn’t pay anymore and still only wrote a check for 9k, so we did extra work and got paid less than original. And they were late on that and my invoice says after work complete there is a 10% late fee after 30 days of completion daily. Never had to do this before so need advice. Thanks
South CarolinaIf a contractor is not registered/licensed in the county that they did work in but are state licensed do they still have lien rights?
In the event the contract says they will abide by all local laws in the contract and have not, specifically not pulling permits or registering to do the work, does that nullify the contract and do they lose their lien rights?

CaliforniaI am a property manager & the owner died last year. We received notice of the person who is now appointed for her estate. We have been in communication with him to fix up the property for him to rerent or sell. We have done work to the property to improve as well as utilities for over a year & other things. He is now avoiding all forms of communication. Last week we stopped utilities as well as the yard work (which I know we can't claim for) What exactly are we able to file on or is it another route we should be taking? If this is the route & we can include utilities does the deadline start from the last payment or when it was shut off?

It’s been since the 11th of this month , first day on this project . I worked 11&12th February and 17&18 February. General contractor said to me. “The client wasn’t happy with my work.” And “we will have to meet up and talk face to face, and get you paid.” Its February 27th, I can’t seemed to get a response from him. CaliforniaI am not a contractor. I am a condo owner .Condo association hired plumbing company to replace stocks on entire building. We as owners of one unit were offered added option to install laundry hook up box. In e-mail we were provided a form that we had to sign and scan and e-mail back to the plumbing company. It had No COST of job stated, no date when it would be done. Is plumbing company required to send us Notice to Owner under this scenario.
