We are filing a lien on a property and and the property consists of two separate buildings with two different addresses. The building we did NOT work on is the actual address attached at the auditor site and parcel information. The building we performed the work on is a totally different address. When filing our lien, do we use the address for the building we worked on, or the address of the other building that's connected to the legal description of the property? ...Read More

We found out that the owner is losing to the property to taxes in two weeks and I was wondering how I would get paid. Concrete company does 6.4 million in work on a project in Collin County Tx. Last work was in December for DD Management, CEO is Ryan. 4 parcels of land included in the project with 4 different shell LLC names - all have the same managing member and/or CEO of the contractor - Ryan Ryan signed a promissory note in July 2022 agreeing to pay concrete company a minimum of $150k a week to keep him on the job and signed as CEO of DD Management and Owner of Platinum (mother company of all shell companies) - I believe this promissory note just wrapped Platinum into the mix as a responsible party. Ryan is CEO or Managing member of all companies involved: DD Management, Platinum, LLC Property owner 1, LLC property owner 2, LLC property owner 3, LLC property owner 4. One of the 4 properties is up for foreclosure Feb 7, 2023 I believe we are within rights to file a constitutional lien, followed by statutory mechanics liens. If I am correct in filing a constitutional lien, does the 6.4 million need to be seperated to a balance per parcel when it was excavation, dirtwork, and concrete on all 4 parcels of the project, or can the 6.4 lien be filed on each of the 4 properties? I feel that if he receives notice that mechanics liens are being filed, he will have 10 days to dissolve the companies, file bankruptcy, or make a move to shaft the concrete company out of 6.4 million. If the work dates back to early 2022 and the last work was done in December, are we within lien rights to file on the entire balance?...Read More

Dear Sir or Madam, a Couple of months ago I won property at an auction. From now on I wanted to sell it because I found good occasion and customers. Unfortunately while we go through the selling process the lawyer figures out that there is a "large outstanding bond lien for Sun N Lakes". I am surprised because I did not know about it at all when I bought it. I don't even know where to look for reaching this information. Please let me know if there is any option to take the lien off from my Property and how can I do it? I am a general contractor that has completed work ( installed new ducting ) and the customer has refused to pay. I sent a certified letter stating that the account will be sent to collections, upon receipt customer called and threatened to complain on all formats of ratings as well as the BBB if we send to collections. Sent it to collections and customer offered very minimal payment with requirements of lien waivers for his property as well as all the places he contracted our services for which exceeded $12,000. Customer offered $2000. Collections advised us to sue our former customer. I have truck tracking and signatures approving the work as well. The job was completed 08/2021 but we have been in contact with this customer throughout the past year inquiring about payment. What are my legal options?...Read More

Contractor sent a prelien letter after contruction started and a paid 24k of a 60k job. I sent the letter back saying that the prelien letter was incorrect total because I had already paid 24k of 60k. I also request them sign off on 24k progress payment.
