I am a subcontractor. The 45day window from "start date" has passed. I am still with in a few days of the commencement of the work. Have I missed the opportunity to be able to file a lien?
FloridaI am a subcontractor, I have completed work on this project over a year ago. Since the owner has called a couple times I have taken care of there service request in the hopes my good faith would get them to pay up. I filed an intent to lien back in September of 2020. There have been no payments made in over a year. I have as recent as a week ago completed a service call with material and labor and was wondering if this will allow me to reinstate my line rights?
CaliforniaHi, I'm a home owner in Los Angeles County (California) and trying to refinance my 1st mortgage. The lender has done research and found a lien on my title from the Geology company ("Action Geotechnical Consultants"). I have never heard of this company and the lender has provided only a name for me at this time, no contact info. I could not pay them even if I wanted to. The County offices are closed for 'covid' and their online services are hard to navigate...What can I do?? Thanks, Dan
CaliforniaI received a Notice to Owner from the tile supplier my contractor chose to use on my home project. The NTO came after the 45 day window, but before the 90 Lien claim window. Does this make the lien invalid because it was after the 45 day NTO window, or should I still be concerned? Final payment to the contractor has not been paid as the project is still ongoing.
FloridaWe are a Land Surveying company in the Houston area, and were hired by a land owner to complete a land boundary survey for $2500 - we deal directly with the land owner. A $500 deposit was given to begin the project. The survey was completed as ordered on Feb 2, 2021, and invoiced on Feb 11, Feb 25, and March 2 of 2021. This land is currently being used as work space for the current tenant, and is believed to become a development project for the land owner, making this a commercial project. When is my deadline to file a lien?
TexasAs a subcontractor, I filed a residential lien for monies owed to me by the general contractor, he hired a law firm notifying me of a lawsuit to release the liens because they were not filed properly or else they will sue me up to 15k. Now, I understand after researching that one of the liens was way pass the 2.5 months allowed. If I have to release, how can I still pursue the 1k he owes me ? Thank you

FloridaWe were doing a Starbucks for a General Contractor, this job is complete and billed, waiting for only retainage to be paid. During the freeze in Dallas, the GC called us out for a service call due to broken pipes. Since the job has been closed out on their end, less retainage payment, they're refusing to pay for the service call. Can I submit lien documentation for that one service invoice billed on 04/21?

MassachusettsThe contract allows the contractor to hold 10% Retention for upto 90 days after job completion. They have us waiting on HVAC contractors that will install 5 curbs and 10 pipes through the roof which is include in the cost of the contract, but its been 6 months, and not even close to that point. They have only paid 81% contract. How does the 90 day period to file effect this when the job is a complete roof, but waiting on others? Can I just go ahead and lien it?

Then tried to accuse me of hooking up to my well.
Said I needed to pay a new water deposit feel like I just moved in when I’ve been here for 27 years in the same house. Then they tried to accuse me of having a rooster and said they were finding me $25 a day. No one ever came out and inspected. The lien for the water bill they said was $100 a day.
Now they are trying to tell me that I have to remove things out of my backyard. I do not live in an HOA.
I have a 6 foot high privacy fence all the way around my backyard. They are trying to tell me I can’t put the fencing material in my backyard as that is what I do for a living.
My local county says that it is an invasion of privacy if I have a 6 foot high fence.
What recourse do I have?
FloridaWe have not been paid retention from the GC? The Lessee of the Owner filed bankruptcy and we are trying to collect payment.
