My understanding of Texas lien law is that lien filing deadlines are the 15th of the 3rd or 4th month following last furnishing of labor or material. We use Levelset for our liens, and I am curious as to why Levelset would supply any lien filing deadline for a Texas property lien that is other than the 15th of a month?
TexasOur client is a LLC operating an assisted living facility. Is the property commercial or residential?
Please supply a link to the definitions used by Texas lien law to determine if a property is commercial or residential. The above question could easily apply to a situation in which our client is a LLC operating an apartment complex
TexasWe order to rush a mechanics lien on June 16th, 2021. According to LevelSet's system it was sent to Miami Dade County on June 17th, 2021. We were told that it will take between 2-5 business days to get filed. Now, according to Miami Dade County Clerk's record office the document was received on June 28th, 2021, four days after the lien's deadline (it was June 24th) and, it was filed on July 7th, 2021.
Are we covered if the document date says June 17th but it was filed on July 7th?
Hopefully this time we will receive a prompt response. We are still expecting an answer to a question submitted on Jun 30th.

FloridaI though the deadline for filing in lien in Florida was 90 days after the NTO was sent. I have filed 13 lien and now have realized that we have surpassed the 90 day period of furnishings.

TexasI work for an architectural company and I'm finding out the process to file a lien. In Texas they require you to send a notice of intent to the customer. If your four months are not up (billing in 2021) but you have invoices from 2020 can I lump sum that all together or is it to late to include 2020. This is commercial property
