We are a GC in Arizona. We received a conditional certificate of completion and a letter of compliance both from the city. Do these documents shorten my lien rights to 60 days? Also I notice the laws state the deadline begins after "completion of the project as a whole". Both the conditional certificate of completion and the LOC reference just the completion of the shell with TI work still to be done. The TI work is to be completed under a separate building permit. We filed notice of mechanic lien and sent certified mail that was returned to sender. The GC, resident, and property owner all returned to sender. Also, GC sent a reply that he's not going to pay. On 8/30/21 my lien rights will be gone and Levelset is unaware of Colorado's ability to file extensions of notice of intent to lien. I really DON'T want to file a lien. We are a subcontractor on a large industrial project. The last day we were on site was at the end of May 2021, however, we did not receive a final change order until 08/10/21. We billed the job 100% including retainage when we received the change. I added the end date on the project as 05/30/21 when we received the change order and the notice of lien is due 08/30/21. There are no outstanding unpaid invoices on this job except for the 100% bill and retainage sent last week. Are we able to use the date we received the change order as the end date on the project? My company served as a subcontractor on a construction job here in Florida. The Contractor has stopped paying us and we are past the 45 days to file a NTO because we didn't think they would stop paying us. We still filed a NTO but it may not be honored at this point.
The job has since momentarily shut down due to weather, contamination, complaints, and poor management. We are owed over $20,000.
