I have a lien placed on a house which was listed for sale yesterday. I am considering contacting the Real Estate Agent to see if she can help getting the balance paid. Any downside to this? Is there any additional action(s) I should take in the meantime or should I just wait for the house to go under contract? I'm guessing they can't transfer title until the lien is released. The house has a mortgage, but to my knowledge there are no other lien holders....Read More

Iwas notified in the latter part of 2019 that my land tax was delinquent and my landwould be sold. That I had to come up with $600 and $600 for cost. This was asurprise to me because I had homestead credits.  I Came to find out through the years  my property was depreciating and my landtaxes were increasing to the point that the taxes were higher than the homestead credit for 3 years without any notification of it from the tax peopleInvolved. This was while the pandemic was gaining  Steam , stay home orders and most people were put out of work. I was drawing(pua) Pandemic unemployment assistance but they suspended it. I was appealing tothe pua appeal board.  There was no way topay it right now, I thought I could pay the taxes when my income-tax  return came in . To this day I haven't seenit yet. Around  the end of August I got my first check frompua. I whone the appeal thank god. Itried to pay the taxes and they said it was too late.  I've been living on this land for 32 years, myland paid in fool. I'm 64 years old, it is too late to start over. This legalizetheft at it...Read More

We are an Architecture Firm which provided professional services for a Client in Indiana. Per that State law, we filed a mechanic’s lien on them because they paid the retainer and no monies since. We understand the Mechanic’s Lien is only effective for 1-year in Indiana and we have been advised to Foreclose on the Client as they are the building owner for the structure which was the subject of our services. A few questions: 1. Is it true the Lien expires? In our case, 1-year would be November 2021. 2. Should we re-new the Lien or pursue Foreclosure? 3. What are the fees and timeline associated with Foreclosing on a Client? ...Read More

I had a contractor work on my kitchen remodel. Start date was suppose to be on 17th of May with an end date two weeks. They completed some work and then he didn't show up for 3 days within those two weeks. I took a day off from work for him to complete some electrical work and he didn't show up. My counter top was delayed for a week due to poor measurements of the cabinet spacing. There is noticeable unsatisfactory work done on the kitchen. I had to hire someone else to do the work as he backed out of the job and didn't want to show up as I had requested. I then stopped the payment of 1900 due to loss of time due to paying another person to finish the work. What should I do now as he is threatening me with a foreclosure on my house. BTW there was no CONTRACT signed. ...Read More

Would you please tell me in detail ,"How do you forclose on a lein in Ohio"? I've been taking care of an abandoned property, next door to me, for years and I am tired of it. I have not one dime to give to an attorney with all I am paying on my home and the next door propert. I now have to roof the next door home because the chimney fell off in a wind storm and stuck the chimney in the lower roof andmade a giant hole in the lower roof. I was a tenant with a lease with the option to buy contract with the original owner of a property which was sold to a 3rd party at a franklin County Ohio sheriff sale without my knowledge after I had completed renovations of the property. I filed liens against the original owner, the foreclosing bank, and the 3rd party sheriff sale buyer. I was sued by the 3rd party buyer for fraud, based on the standard language/statement on the lien affidavit that I had a contract with the 3rd party. I lost on the summary judgement pleadings, on the fraud claim. Should I appeal the ruling? ...Read More
