I'm a sub on a construction project performing final cleaning. The project owner asked me if would enter into a contract with for housekeeping services upon grand opening as he was not abel to hire enough staff before opening. We did a job for a residential customer in September. Customer was not happy with the work so we adjusted the work according to their specifications. Work was still not satisfactory to the customer. Management agreed to lower and settle at $10,000 for the job. Original price was $21,031.71. Agreement with customer took place on December 1st. We have not heard from customer since that date. I know Iowa requires a preliminary notice of lien rights be provided to the customer before work begins or soon after. That being said, we do not have an "official form" for this; however, the fine print on our contract has a line that says the following: "Pre-Lien Notice: company hereby provides notification that any person or company supplying labor or material for this improvement to your property may file a lien against your property if that person or company is not paid for their contributions. Upon default in payment, a lien will be placed on the property and charges will be added from the date of substantial completion at the maximum rate allowed by law." We do not have a general contractor's license because we do not install or construct anything or do any kind of plumbing or HVAC repairs. We perform water extraction, demolition (drywall, floor coverings, and trim/cabinets), cleaning, and setting drying equipment for multiple days to dry the structure.
