Tenant wanted to build apartment in my barn. I wanted a toilet, shower, and bedroom in there for my own use when I am there. So I said ok. He said he would pay for all materials and provide all labor. He built an extravagent apartment thinking he and his wife would someday buy my property and live there themselves, renting out the other houses. Since then his wife has died and he learned he could not buy my property because I am not ready to sell it. Meanwhile against the rental agreement he has been subletting the apartment for $500 a month to an uncle who helps him with his 3 kids. Over the course of the project he asked for me to help out. I twice gave him $2500 he was supposed to pay back. Since he can't buy the property and will now have to move out, he is threatening to put a lein on my property to get compensated for "ALL OF THE MATERIALS AND LABOR" he has put into the property. We never had a contract. I never agreed to pay him anything. I never had any control over what he chose to build in the barn. I have never even seen it, and he did not bother to get any permits for any of the work he did. Can he put a lein on my property? He is not a contractor....Read More

I’m trying to find a company that allows a home owner that is building a home using cash (no lender) to deposit funds as the builder is building the home. We don’t want to pay the builder cash up front but we want the builder to know there is cash deposited for them and ready to pay out when each project is finished. My GC and I have parted ways mid construction and we are in the midst of settlement discussion (he owes me for overpayment). As part of our discussions, he is claiming that the electrical rough-in for which he charged me significantly, did not include the AFCI circuit breakers (a new electrical panel was installed). These breakers are expensive and I want the former GC to assume the responsibility for ensuring they are installed consistent with the complete whole house electrical rough-in that I was invoiced for. I understand that his electrician may have a preference for installing them later in the construction process, but I don't want to incur an additional charge for them by my new electrician who will do the trim work. My former GC argues that the circuit breakers are part of the trim process. Can anyone point to documentation with industry standards that state that complete electrical rough-in includes circuit breakers. Another question: The electrician that did the initial work, charging $20k (new home of 2,400 sq ft), only had a four-word description of this bill: "electrical rough in complete". I'm a bit suspicious given the sparse wording of this invoice. Wouldn't I expect to see a more detailed description of the work? Would a more detailed description be included in the electrician's original bid to my GC? Even though it was a fixed price contract, my GC is trying to pass on his full expenses saying that the contract included electrical as an allowance item. However, based on early discussions I had with the GC that electrical allowance was to account for any expensive fixtures (above and beyond the electrical budget), not the rough-in, undergrounding, and trim that the bid proposal outlined. Hello, I have a Home in Wa State with 2 judgement liens...was reading the portion of your article, "in order for it to go away, you have to make it go away…it requires action on your part.”...I've done a little research and it looks like in Judgement liens expire at the end of 10 years unless "renewed" by holder in which they could stay for another 10 years....Both of the liens that are clouding my title expire within 11 mos of today 7-2-21...Question , can you guys help me get the liens removed at the recorders office after they expire? I recently did a job for a prime at the army base in Washington state JBLM, I was the the sub for a pharmaceutical company out of California we built a mezzanine that was not to spec but their drawings. We used all of the materials in the bid and delivered on time. I told the prime in two emails I don't think we should build this due to them reducing the material size. I even offered to mail a money order back they insisted we build the structure. It did not pass final inspection, and now the wont pay me. They are now claiming to sue me. I told them this was a bad idea no certs, no stamps no engineering? Permits? I am out a great deal of money and the ARMY is also mad at the prime, which I did tell the army "If you hire shit primes you get shit work" The army told me they always take the cheapest bid, The prime had clearly stated in email that they were liable for engineering permits and design.
