Washington says that you are not required to furnish a Model Disclosure Statement if your lien is only for labor furnished. We are a restoration contractor that did not provide any materials to the property. But we also charged for equipment to dry out the structure. We seem to be in between the "only labor" and "furnished materials". Should we just file the lien and hope for the best? We did not do the model disclosure statement. ...Read More

I worked on a public works job where the prevailing wage was less than my union package amount. However, the prevailing amount was more than the base package pay. Should I have gotten the higher amount no matter the total of my union package? The prevailing rate was $34 and our hourly pay was $24.90 with overall package being $35 hr. We were paid standard rate being told that the $34 didn’t exceed the package. The package difference isn’t subtracted from prevailing jobs that are much higher. I hired contractor to remodel kitchen. During remodel he overlooked that the drain for the sink needed to be lowered. Now that cabinets, countertop and sink are installed their is not enough room to hook up drain. He doesn’t want to do what is necessary to fix problem. So now I have a kitchen with no running water or functioning sink. Can I terminate our contract and use final payment to hire someone else to fix/finish job? My contractors performed $17,500 (we have the invoices to support this) of work for a neighbor in exchange for him verbally agreeing to sign a lot line adjustment.
