I had a contractor verbally agree to an estimate for a branch to be removed. It was between 400-600 over the phone. I told him that 600 was steep and he assured me that it wouldn’t be that high and that he should come out because the branch was hanging over a line and that it would save me money. He referred to the initial 400 and made me think it was 400. However, no contact was signed and no actual work was really agreed to and he just started cutting trees. When all was said and done he told me I could pay him in a few days with only cash. He left and didn’t tell me how much. I reached out and asked him what it ended up being and of course he said 600 cash only. And I tried asking why it ended up being the high side and whY the estimate was even in place if he didn’t do anything extra and it was exactly what he had talked about. He also took days to respond to the message about how much. And now he isn’t answering why it was the high side of the estimate. Without a contract, and demanding cash after the job is already done, what am I supposed to do...Read More

I'm an owner of a rented condo. There was a water damage caused by the negligent of another unit. A contractor came over to help mitigate the water damage and entered my unit. He ask me to give him an authorization after he had already started dryers in my unit. I asked him who is paying, he stated it's going to be my Condo association. I said okay because that's the usual norm. However, I didn't sign any contract with him, he refused to provide my condo association an invoice. Police officers were called to remove him because the association think he's a fraudulent person for ordering the asso manager to sign a document to authorize work to which she doesn't have authority. Now he's bragging that he'll placed all the three condos involved on mechanic lien. The worse thing is that he forged a signature that his not mine a contract, and created an invoice for $3850 for a job he didn't perform. What are my options?...Read More

I signed a contract to install a type of skylight (solar) with a contractor. On the day of installation, I was told that the intended skylight would not fit and they then switched to the skylight (fixed) that they had available in the warehouse. The contractor did not rewrite the contract or confirmed the price of new installation with me during installation. I asked for new quote but I was told they will work it out later. I was provided a final bill a week later for the lower grade skylight with a huge price tag. The price was way above the market price I gathered from various sources. I refused to pay the amount billed. I lodged a formal dispute wit them but no responses. Few weeks later I was sent an Intent to file a Lien letter. My residential construction agreement in VA was canceled by the client for what I believe to be no cause. I did not have a contractors license when the agreement or when two separate financial draws were givin to me ($23k & $76k).
