I am a drywall subcontractor and I am looking for a contract to have my clients sign.
UtahI wasn’t very knowledgeable about the process to file a mechanics lien so I might have submitted the Preliminary Notice late. Can I still do it if it’s only a day over 20 days?
UtahI am a homeowner who hired handyman for a back porch repair. He said his fee was $50 an hour. When I asked for his estimate he said it would be $400 to $500 dollars total. I agreed to the $500. This was all verbal.
I paid the costs of lumber and paint from Home Depot including delivery.
This project was replacing the stairs and small porch treads and painting the existing railing. He said the existing structure holding the old stairs was sturdy. The handyman was very slow.
Upon completion, he said I owed him $1300 for his labor of 26 hours.
I gave him a check for $600 which was $100 over his estimated dollar amount of $500. He accepted it.
Now, he claims he will put a lien on my home for the difference of $700 for his version of our verbal agreement. He refused to acknowledge that he gave us an estimate of $400 to $500 in front of me and my husband.
How should I respond? Should I file a Date of Completion including a copy of the check given to him?
UtahThe company I work for is completing out-of-state subcontracting work for a contractor in Spring City, Utah. The contractor is late on payments and is asking us to sign a document outlining the remaining payments, but is trying to leave out various fees/costs.
We are getting suspicious on his behaviors, and decided to look into him. At this time, we cannot verify he has a license through the Utah DOPL license verification directory. We also cannot find trace of his company on the internet, social networks, or phone books. We're worried that this is a large scam.

UtahMy name is Greg Carter and Dan Ellis as a girlfriend and she needed a deck on the back of her house improved on I gave them a written quote and required a 50% down payment to start Dan paid me the 50% deposit and I started work on the deck after some of the items were completed he wanted to do more work and to add more wood to make the deck look new Dan bought a lot of the wood and then he also paid me to to purchase some of the wood we agreed on labor pricing for the additional items he wanted done he also agreed to pay me 2 haul off the old deck to the landfill and wanted me to do some waterproofing on a sliding glass back door spent several weeks working on the improvements and was almost done I only had a few touch-ups and some painting left and the project would be complete he told me on the last day then he didn't want me back on the job and that he wasn't going to pay me 4 those things that I had completed because he didn't think I was doing a good job he told me I needed to deal with a general contractor that I have no previous contact with and was in no negotiations conversations prior to him not allowing me to finish so I talked to that general contractor he looked at the work he said it was good and Dan was being unreasonable and didn't know why he was being difficult so my question is his girlfriend owns the home and he is the one that set this all up and was paying for everything but I need to put a lien on the home that is her name how do I do that?

UtahI had a sub place a lien on my home because I refused to pay him for terrible work he performed. I fought the lien in court but it was only a preliminary lien and was told that he would have to either take me to small claims court or remove the lien within 160 days of filing it or it would become a wrongful lien. It has been well past the 160 days and the lien has not been removed. How do I get the lien removed since it has been more than 160 days? I would love to speak to someone if possible. UtahWe filed a mechanics lein in Utah through Levelset. We were told it is not valid because we did not file a pre-lein first before beginning construction. Is that true? There is still work that we are under contract to complete on the house. Can we release the existing lein, file a pre lein and then file the lein again since construction is not yet complete?
Also, what is the time frame after filling a lein that you need to send a notice of foreclosure?

UtahHi. Can I file a lean if I never provided a contract between me and the owner? Everything was via text. I went to their house to perform services and they were unable for me to start working. I wasted time traveling ans fuel. Can I charge them for my time and put a lien on their home?
